Overview

When two appraisers reach an impasse, a neutral umpire becomes the final decision maker. The role is not to advocate, negotiate, or estimate, but to review the evidence, evaluate the competing positions, and issue a clear and impartial determination. Our focus is strictly on umpire work. We do not take appraisal assignments or represent either side.

We provide national umpire services for residential, commercial, industrial, and catastrophe-related property disputes, with a process built around transparency, fairness, and efficient resolution.

What We Do

Our involvement is limited to serving as the neutral on the appraisal panel.

• Neutral Umpire Appointments when appraisers cannot agree on scope, valuation, methodology, or unit pricing.
• Process Coordination to establish timelines, communication structure, evidence submission protocols, and expectations for site access.
• Joint or Independent Inspections when needed to understand damage, causation, or competing scopes.
• Document Review and Hearings including estimates, expert reports, photos, testing results, and correspondence.
• Final Determinations through clear written awards that follow the policy, the facts, and the evidence presented.
• Secure File Management with protected uploads and a full audit trail for all case materials.

Fees and Payment

Umpire fees are shared equally unless the parties agree to another structure. All payments can be made through our secure online portal using credit card or ACH. For large or complex matters, phased billing can be arranged.

How the Umpire Process Works

• Invocation – The appraisal clause is triggered and both sides name their appraisers.
• Umpire Selection – The appraisers select a neutral. If they cannot agree, a court may appoint one.
• Evidence Exchange – Both appraisers provide estimates, exhibits, and supporting materials.
• Inspections – The umpire participates in joint or separate site visits as needed.
• Review Phase – Written submissions, reports, and clarifications are evaluated.
• Final Decision – Two signatures form the binding award that fixes the amount of loss.

We accept umpire appointments across all states and territories, including: Alabama through Wyoming, Washington D.C., Puerto Rico, Guam, U.S. Virgin Islands, and other U.S. jurisdictions.
